Kitchen Diner Transformation & Full Re-Skimming in Letchworth, Hertfordshire
Another plastering project completed by A. Nicholls Plastering in Letchworth, Hertfordshire.
Recently, I was called to a property in Letchworth, Hertfordshire, where the homeowners were transforming their existing dining room and kitchen into a larger, open-plan kitchen diner.
The project involved a combination of ceiling replacement, plasterboarding, wall preparation, backing coats and full re-skimming, leaving both the new kitchen diner and adjoining lounge with a smooth, clean finish ready for decorating.
Removing the Old Asbestos Ceilings
One of the first stages of the project was dealing with the property's existing ceilings.
The old ceilings contained asbestos and were removed by the appropriate professionals before I began the plastering work. Once the ceilings had been safely removed, the areas were ready to be prepared for new plasterboard.
Because the work involved an open-plan transformation, careful preparation was particularly important to ensure the new ceilings tied neatly into the existing areas.
Creating a New Open-Plan Kitchen Diner
The existing wall separating the dining room and kitchen was taken down as part of the renovation, creating a much larger kitchen diner and a more open feel to the property.
Removing a wall can leave a considerable amount of making-good work behind, particularly around the edges of the former wall and where previous finishes have been disturbed.
Once the structural work and associated trades had completed their work, I was able to prepare the affected areas ready for plastering.
New Plasterboard Ceilings
New plasterboard was fitted to the ceilings in the newly created kitchen diner area as well as the lounge.
The existing surfaces and new boards were carefully prepared before the plastering could begin. Particular attention was given to the joints and transitions between the new and existing areas to create a consistent finish throughout both rooms.
Preparing Walls After Electrical and Kitchen Work
There were also a number of areas throughout the rooms that required additional preparation.
Electrical work had resulted in channels and damaged sections of wall, while the removal of the old kitchen had also left areas requiring repair.
These sections were built back up using appropriate backing coats before the final skim was applied. This preparation stage is important when carrying out a full re-skim, as plaster needs a suitable and stable surface to achieve the best possible finish.
Scrim Tape, Beads & Final Preparation
Before applying the finishing plaster, all the necessary preparation was completed.
This included:
New plasterboard ceilings
Backing coats to damaged and chased areas
Scrim tape to plasterboard joints and relevant junctions
Angle and edging beads to create clean, straight corners
Preparation around areas affected by the kitchen removal
Making good around electrical work
Preparing the existing walls for the final skim
Taking the time to properly prepare the surfaces helps prevent problems later and provides the best foundation for a high-quality finish.
Full Re-Skim of the Kitchen Diner & Lounge
Once all the preparation work was complete, both the kitchen diner and lounge were completely re-skimmed.
The walls and ceilings were given a fresh, smooth plaster finish, bringing the two rooms together and providing a clean surface ready for the next stage of the renovation.
The result was a significant transformation from the original layout, with the newly opened kitchen diner and lounge now having fresh, uniform plastered surfaces throughout.
